Because we develop, build, lease and manage, Nexus has
a unique perspective on commercial real estate. We understand that
everything must come together in order to create a successful project
- location, design, the mix of tenants, the quality of management and
maintenance.
Twenty-five years of experience and an impressive roster of properties
— commercial, residential, parking and healthcare — is proof that our
multi-faceted, comprehensive approach works. We maintain low overhead.
We employ our own construction and maintenance staffs.
And over the years we have developed productive, long-term
relationships with key subcontractors, architects, engineers and other
building professionals. The result: Nexus consistently delivers
high-quality projects at very competitive pricing.
Nexus is committed to providing the highest level of customer service
to our clientele. In most cases, we respond within 30 minutes to any
service call. We are on call 24 hours a day, 7 days a week,
with emergency service personnel.
Our experienced, in-house staff of property superintendents, site
managers, maintenance and construction crews provides outstanding
customer service. And because Nexus is involved from the ground up, we
have an insider’s knowledge of each property, its systems and
floor plans, site and maintenance history — an invaluable feature for
our tenants. Nexus’ total commitment to service is what distinguishes
our properties from all others in the market place. We have made a
commitment to updating our software systems, modernizing our equipment
and training our highly skilled service mechanics to handle any
contingencies that may occur.

Largest
and Most Diverse Developer
Nexus and its affiliates own and/or manage over 2
million square feet of office, commercial and warehouse space. We have
developed parking facilities, multilevel garages as well as surface
lots, with a combined capacity of over 12,000 vehicles.
In Monmouth County, we own and manage Quail Creek Shopping Mall —
combined retail and office space of 42,000 square feet. Roebling Metro
in Trenton, New Jersey, was a historic complex renovated by Nexus to
create a mixed use development that includes 250,000 square feet of
office space, 75,000 square feet of light manufacturing space and
125,000 square feet of warehouse space. And we have launched four
residential communities of single family homes.
Internally, Nexus’ services are diverse as well. Our construction
division offers site selection, architectural design, and coordination
of subcontractors and on-site management. For completed buildings,
Nexus provides skilled and attentive property management. Building
owners enjoy one-stop shopping with Nexus performing a range of
services: initial property evaluations, service contract and
insurance analysis, budget development for management services,
accounts receivable/payable
services and procurement and administration for building operations
and management.
Nexus has a depth of knowledge and hands-on expertise that few
commercial real estate firms can offer.

The
Experience to Produce Results that Make Sense.
We own and operate a wide variety of properties
throughout central New Jersey, including high-rise office buildings,
low-rise office buildings, office campuses, warehouses, parking
garages, surface parking lots and shopping centers. In addition, we
offer our expertise to other real estate owners through our property
management company. Our creative financing knowledge permits us to
reduce costs for our clients and tenants alike, through such
arrangements as ground leases, sale- and
lease-back transactions, cooperative ventures, bond financing and
other structures.
Our construction management team has a reputation for
completing projects on time and within budget. Our proficiency helps
us devise incentive-pricing contracts, in which we create cost savings
and improvements in efficiency for our clients.
Southern Ocean County Hospital is an
excellent example of the technical proficiency Nexus offers. In
addition to the construction of the Medical Arts Pavilion and West
Wing expansion, Nexus completed the following high-tech specialty
areas: MRI suite, a facility for radiation therapy including a linear
accelerator, a Dialysis Center, Critical Care Unit, 8,000 square foot
Maternity Suite and Same Day Surgery suite.

Developing
for Health Care is a Nexus Specialty
Nexus
has been chosen time and again to develop and manage space for health
care providers, professionals and health-related services. Nexus’
experience means attention to detail in the
planning stage, quality materials and workmanship during construction
and superior property management and maintenance after move-in.
Health care providers and services have property needs that are
distinctly different and Nexus has developed a reputation for
answering those needs. Each health care property we’ve developed is
intelligently designed and each reflects the special requirements that
health services may demand.
When providers work with Nexus, they have a choice of development
options: contractual work, build-to-suit, joint participation, master
leases, sale/lease back, bid and spec work, leasing and
property management. Clients can be assured that Nexus will contribute
in a way that enhances the property and adds to its success and value.
The scope of our health care projects is wide. At Sherwood Plaza
Professional Center in Toms River, New Jersey, we created 55,000
square feet of medical and office space. In Manahawkin, we have a
strong presence at Southern Ocean County Hospital. We have built the
Medical Arts Pavilion, a 45,000 square foot medical office building,
we are modernizing parts of the existing hospital and we constructed
their new patient wing. Specialized, high-tech units within these
facilities include a $1 million MRI unit, a $1.2 million emergency
department and areas for ultrasound, histology, cardiopulmonary care
and radiation therapy.

We've
Been in the Commercial Parking Business Since 1986
One
of the largest parking operators for New Jersey Transit, Nexus has a
successful record that has paved the way for numerous contracts. For
instance, we designed, built, financed and continue
to successfully own and operate the 1600-car Station Plaza Parking
Garage.
Coupled with the
1800-car NJ Transit Park & Ride garage in which we were involved from
the ground up, working
alongside the Authority to acquire the land, design and construct the
building, we’ve helped provide
safe, convenient parking for the many commuters who use the Trenton
rail station.
Nexus is also responsible for many smaller surface lots throughout the
Trenton area, including
Hamilton Station. We’ve earned the respect of the Trenton Parking
Authority in the operation of their newest facility, the 650-car
Lafayette Yard Parking Deck. And, we’re pleased to have been awarded
the contract to operate NJ Transit’s 3500-car Metro Park garage.
From tight revenue control, modern security and
landscaping to managing customer relationships, we have helped to
improve various areas of our clients’ systems and procedures. Our
parking professionals provide 24-hour, on-site management for parking lots and
garages as well as consulting
services, and we’re proud to say that Transit authorities and
municipalities alike have discovered that our development and
management skills are key to a profitable, efficient and safe parking
facility.
We have nearly two decades of experience and we understand both the
needs of the commuting
public and the needs of our business partners. In fact, our parking
division’s work with NJ Transit
is a fine example of our experience in cooperative ventures benefiting
both private businesses and governmental agencies.
